Attention: Homeowners who rent out your property and tenants

In order to assist Sacramento residents in their efforts to maintain the quality and property values
of their neighborhoods in the face of the continuing foreclosure crunch, the City of Sacramento
Code Enforcement Department has recently adopted a Residential Rental Housing Inspection
Program.  The program requires rental property owners to register with the Department.  If you own
a rental unit, you will receive a registration form, detailed program information, and an invoice for
the first year fee of $28.00.  The Department will inspect the rental properties for Code violations
needing correction, as well as educate the tenants themselves on the vital role they play in
maintaining the livability of their rental unit.  It is the Department’s mission to promote and
maintain a safe and desirable living and working environment for all of us. For more information

Tragedy in the Area
This morning (10/07/08) their was a home fire in North Natomas on the West side of I-5. It is the
nightmare scenario we have all been dreading and praying would never manifest.

from Truxel in South Natomas near West El Camino was first on the scene
in an amazing 6
minutes and 7 seconds (lightning speed, beating all predictions by the shear will of the
firefighters at that station determined to get there).

Declines in Market Value 08-09 - Your Property Tax will be?
"Reflecting that much of the residential real estate market has experienced a decline in value,
the Assessor’s Office has reviewed the market values of residential properties in Sacramento
County and will be reducing the assessed values of over 85,000 properties on the 2008-09

Don't forget to purchase flood insurance at the low rate
According to the article in the July 2008 N Magazine:
"A new FEMA flood risk map for Natomas, based on recent information regarding levee strength,
will be issued on
December 8.  It will show that Natomas does not have federally-required
100-year flood protection, and is therefore in a special flood hazard area."...."Natomas property
owners may be eligible for preferred risk policies with a lower rate for one more year.   Even if
you do not currently have a preferred risk rate, you may be able to secure one before the
December 8 deadline, Lohrmann said.  Property owners can contact the city's floodplain hotline
with questions about their options."

Mailbox
The replacement boxes for Chief Ct. are in and the mail that was being held at the Post Office is
to be delivered on Wed., Sept. 17, along with new keys for the residents that are home and
available to receive them.  Notice is to be posted on the boxes that the remaining keys can be
picked up at the Post Office on Royal Oaks.
