Pool Babbles
"With the pools and spa opening April 18th, Jason and I are approaching our one month anniversary
as Pool Monitors.  The in-climate weather has allowed us a comfortably slow start adjusting to pool
season.  We would like to take a moment to remind our neighbors to please take personal
responsibility for our common area.  If you bring something into the park or pool, please take it with
you or dispose of it when you leave.  Thank you and we look forward to enjoying a fun and uneventful
summer with our community."                                                                                  -Amy Hathaway
Safest Spot for Your Security Sign
We encourage you to keep your security signs close to the body of the house or fence, no higher
than 4 feet tall.  For aesthetic reasons, we request that you not place security signs in the middle
of the yard.
Sewer Cleanout Traps
Some sewer cleanout traps were originally located within a foot of the house.  Unless the trap is
located in the easement area (within 4' of the sidewalk), the owner is responsible for all problems
occurring in the sewer line from the house to the street!  Owners with no trap in the easement area
may want to call the Sacramento County to install one,  You will probably have to dig the hole for
them but it should be free for their install.  You can contact them through the 3-1-1 phone number.
When Painting Your House Remember to...
If you plane to repaint, remember to follow the NEW Architectural Guidelines in Chapter V and to
register your color selection with Riverside Management BEFORE painting.

Some houses have different roof elevations and owners may not notice the area under the
elevated roof overhang.  Owners must paint all the siding, fascia and overhang eaves on the
house including those under the highest point near the roofs.  These areas are visible and it
makes a paint job look unfinished when they are neglected.  Some painters have skipped this
area, so make sure your painter knows to paint them.

Did you know you are eligible for a 10% discount at the local Kelly Moore Paint store?  It is located
at 5101 Raley Blvd. A.  Tell them you are a resident of River City Commons.
To Close or Not to Close
Our Rules and Regulations specify that garage doors must be kept closed except as needed for
entry and exit.
The Board understands that this restriction may be a little burdensome, if
interpreted literally, when you are working in your yard, washing your car and otherwise performing
home maintenance activities and a reasonable amount of time for a garage door to remain open
is acceptable.

However, we have received recent complaints about people having parties inside open garage,
using open garages as extensions of their living area to watch TV, play loud music and visit with
their friends and neighbors.  Others have set up handyman work spaces and leave the garage
door open while working, sometimes all day.  All these activities violate our association rules.  If
you are a non-resident homeowner, please make sure your tenants are aware that such violations
are subject to the noticing and fine policy.
Do clean streets, mean safer streets?
Clean streets make for a much nicer and safer (according to police officials) community.  If you, or
your gardener, place grass clippings, garden trimmings, leaves and weeds from your yard in the
street, please make sure that the street and gutter is swept and cleaned after the pickup day.

Be courteous to your neighbors by placing the refuse in front of your house and not in front of
another residence, unless you have an agreement to share a pile.

If you are a non-resident homeowner, please remember that it is your responsibility to see that
your property is maintained, including the street and gutter, not the tenants.
Where should you walk, not ride your bike?
A new bike rack was installed at the request of association members that wanted to be able to
ride their bikes to the park area.  Please remember to use the bike rack instead of leaving
bicycles on the ground; to avoid possible trip and fall accidents.

Bicycles must be walked inside the park and may NOT be ridden.
Violations of this policy are subject to fines.
What about Chapter V?
At the December 2008 meeting, the board approved the March 15, 2008 draft Architectural
Guidelines with the Chaper V changes described in the October newsletter. Copies of the revised
Chapter V will be mailed to owners.  When you receive it, remove and discard the draft Chapter V
in your booklet and replace it with new one.

Pool Babbles
Here we are well into our second month in our pool monitor responsibilities. Party season is in
full swing, the pool area, basketball courts and tennis court are getting regular use.  Our
community is out and enjoying the beautiful space we are fortunate to have available.
I find myself considering a Bridget Jones type diary entry, although instead of a daily record of
number of  cigarettes smoked - I would be recording the number of cigarette butts picked up.
Today was a good day - only 5.  And, unfortunately, I am also counting the number of used
diapers, condoms and feminine hygiene products picked up.  So far, 8 in 2 months.
Please note - none of those items were retrieved from the designated smoking area, cigarette
butt bucket or trash cans.  As I watched an 18-month-old pick up a cigarette butt we must have
missed in our nightly round and attempt to pop it in his mouth - my thoughts wander to the other
products I have been unfortunate enough to discard on our neighbors' behalf and I hope we find
all the items before the children of
the community do.
Thus I would like to remind our neighbors of personal responsibility and respect for your
neighbors and our common area.  Thank you!

REMINDER: When you have a party of 10 or more, you must reserve the Cabana area.  We
recently had two parties show up with no reservations.
